When homeowners see their winter energy bills jump, they usually blame the furnace. But in most houses we inspect, the real issue is above the living space. Heat rises, and if the attic isn’t insulated or ventilated the way it should be, a surprising amount of that heat escapes before it ever has a chance to warm the home.
In many older homes across the Cleveland and Akron area, the insulation levels are far below today’s recommended standards. The Department of Energy suggests R-49 to R-60 for our region, but we still find attics with only a fraction of that. Even when the right amount was installed decades ago, time takes a toll. Insulation settles, gets shifted by contractors or animals, or breaks down—leaving thin spots and gaps that let warm air move freely into the attic.
Ventilation plays just as big of a role. A healthy attic brings in cold air through the soffits and releases warmer air through the ridge or roof vents. When that airflow is blocked or unbalanced, the attic traps warmth that should stay inside your home. That trapped heat melts snow unevenly, contributes to ice dams, and forces your furnace to run harder to keep up.
Most homeowners don’t see these issues directly, but they feel the effects: rooms that never warm up, drafts that appear only in winter, a furnace that seems to run nonstop, or heavy icicles forming along the gutters. Those are all signs of heat loss through the roof—not a furnace problem.
A proper inspection looks at how the entire system is working together. That includes checking insulation depth and consistency, confirming that soffit and ridge vents are moving air the way they should, sealing common leak points

• Ice dams or heavy icicles forming
• Drafts you only notice in winter
• High heating bills compared to past years
• Warm attic temperatures when it’s cold outside
